Property legal verification
What does a property verification lawyer check?
A useful review connects the deeds, people and property. We agree the examination and searches for your file, then record what the evidence establishes and what remains unanswered.
Ownership chain & seller authority
Read the current and parent deeds in sequence, including gifts, settlements, partitions, releases and relevant decrees. Establish who owns the interest, any retained rights and the authority to sell.
EC, mortgages & recorded dealings
Compare the EC with relevant instruments and the agreed search period. Investigate apparent mortgages, cancellations, missing entries and release requirements; identify further charge searches where applicable.
Patta, TSLR & survey identity
Compare village or town details, survey number, subdivision, extent and boundaries with the applicable land records. Identify contradictions rather than treating a revenue entry as the whole title.
Layout, building & project records
Examine the permissions and disclosures relevant to the property and proposed use. Identify the competent authority, the actual parcel or unit and any further approval evidence required.
Inheritance, co-owners & representatives
Trace the source of family ownership and succession. Examine shares, releases, wills, minors’ interests and powers of attorney where they affect the proposed transfer.
Possession, access & relevant claims
Consider occupation, road rights, tenancies, notices and the agreed litigation enquiries. Explain when local enquiries, physical survey or another professional’s assessment is needed.
Coimbatore land & registration records
Does the deed describe the land you are buying?
Coimbatore properties may use village survey references, later subdivisions or urban town-survey numbers. A familiar locality or plot number alone is not enough to identify the parcel.
For purchases in places such as Vadavalli, Saravanampatti, Peelamedu, Kovaipudur, Singanallur, Sulur or Annur, begin with the exact village or town, survey details and available documents. Record requirements depend on the property.
Identity, boundaries and access must be reconciled with the relevant evidence.
Registration records
Relevant Sub-Registrar records, EC and instruments behind the entries; reconcile identifiers and the period searched.
Revenue & survey records
Applicable patta, TSLR, A-register, FMB and subdivision material; establish old-to-new survey links using correlation records where needed.
Planning & physical identity
Compare the applicable layout or building record, property schedule and proposed use. Arrange separate survey or inspection where documents leave physical questions open.
Property-specific due diligence
Different properties need different checks.
The same document checklist cannot answer every purchase. Tell us the property type and how the seller acquired it.
Plot or layout land
Match the plot to its parent land, layout plan and subdivision. Examine access rights, extent, boundaries and the seller’s transferable interest.
Independent house or villa
Read the land title alongside applicable building permissions, additions, property records, occupation and the possession promised at completion.
Flat or apartment
Connect the unit and undivided land share to the land title, development authority and relevant building/project documents. Examine resale and mortgage papers.
Inherited or family property
Reconstruct acquisition and succession, then establish each relevant share and authority. Investigate missing releases, retained life interests and disputed family arrangements.
Agricultural or proposed conversion land
Examine classification, ownership, access and restrictions relevant to the land and intended use. Overseas acquisition eligibility needs separate attention.
Commercial or mortgaged property
Consider the seller’s authority, security interests, leases, intended use and discharge requirements. Agree any additional corporate, regulatory or occupation enquiries.

Written property legal opinion
See the reasoning behind the advice.
Your opinion identifies the property, records examined and agreed searches. It narrates the ownership history and explains the findings, qualifications and conditions before the transaction moves forward.
The practical question is what you should obtain, resolve or change—not simply whether a sheet says “documents verified”.
Where necessary, the findings inform agreement and sale-deed drafting, lender-release arrangements and the payment or possession sequence.

Questions before you pay, sign or register.
Direct answers about the records, written opinion and purchase process.
01Fees, documents & process
01How do I verify property documents before buying in Coimbatore?
Begin with the current deed, available parent deeds, property location and proposed purchase terms. An advocate traces ownership and authority, compares the property identifiers and examines the agreed registration, land-record, approval and litigation material. Ask for a written opinion identifying the evidence, missing documents and conditions before payment or signing.
02How much does property title verification cost in Coimbatore?
The professional fee depends on the property type, number of deeds, complexity of ownership and searches required. Ask for an agreed scope and quote before work starts, distinguishing professional fees from certified-copy, survey and other external expenses. An inherited property with missing links may require different work from a straightforward resale.
03How long does a property legal opinion take?
We estimate timing after checking the available documents and search requirements. Missing parent deeds, seller clarifications, older records and third-party responses can affect completion. Tell us your advance, agreement or registration deadline at the beginning; an urgent request does not remove the need for relevant evidence.
04Which documents should I send first?
Send the latest deed, available parent documents, EC, property location, survey or town-survey details and any proposed agreement. Add available revenue, survey, approval and mortgage papers. For inherited property or a representative sale, include the succession or authority documents you have. Identify missing originals and any advance already paid.
05Can property document verification be done online?
Initial instructions, scanned-document review and discussions can be arranged remotely. The opinion must identify what was examined and any originals, certified records, local enquiries or survey work still required. Online document review should not be confused with a physical inspection or a guarantee of document authenticity.
06I have already paid a token advance. Can you still review the property?
Yes. Share the agreement, receipts, payment evidence and seller correspondence as well as the property documents. Advice must address your existing commitments, deadlines and available contractual options alongside the title issues. Do not assume a document defect automatically cancels an agreement or guarantees recovery of an advance.
02EC, patta & ownership
01Is a clean or nil encumbrance certificate enough to prove clear title?
No. An EC must be read for the property identifiers and period searched and compared with the underlying documents. It does not establish the complete ownership chain or exclude every unrecorded claim, succession issue, possession dispute or pending proceeding. The review should explain its search coverage and remaining questions.
02Should I obtain a 30-year EC and parent documents?
Thirty years may be an initial document request, but it is not a universal statutory clearance rule. The required period depends on the source and history of title. Earlier grants, family transfers, succession events or unresolved mortgages may require investigation beyond the initial period.
03Does patta in the seller’s name establish ownership?
Patta and other applicable revenue records are important evidence and should be read with the deeds and succession history. Mutation is not itself a conveyance. An entry in one person’s name does not automatically resolve competing rights or establish that the person can sell the whole property.
04Can I buy if patta is still in a previous owner’s name?
The reason for the mismatch must be investigated. Compare the registered chain, succession and mutation records, then identify what evidence or correction is required and when. A mismatch is not automatically proof of fraud, and its cure or effect on the transaction cannot be decided from the name difference alone.
05What if an old survey number differs from the TSLR or subdivision?
Establish the connection between the old and current descriptions using the appropriate survey, subdivision, town-resurvey correlation and other records. Compare extent, boundaries and access as well as the number. If physical identity remains uncertain, suitable survey work may be needed before proceeding.
06What happens if the original parent deed is missing?
We assess available certified copies, registration entries and other evidence, and investigate why the original is unavailable. Copies alone do not establish whether originals are held by a lender or another person. The opinion should identify the gap, further enquiries and any unresolved risk.
03Plots, flats & family property
01Does DTCP or layout approval mean a plot has clear title?
Approval and ownership answer different questions. Examine the landowner’s title, the particular plot, access and applicable layout permission from the competent authority. A brochure or approval number should be checked against the actual records; planning approval does not replace the title review.
02What should be checked before buying a resale flat?
Examine the underlying land title, undivided share, unit identification, seller’s acquisition and relevant development arrangements. Compare applicable building and project records, available completion or occupation material, association information, dues, possession and any lender’s interest. The required documents depend on the building and transaction.
03Does RERA registration replace independent property verification?
No. Project registration and disclosures are relevant where applicable, but the buyer still needs advice on the title, authority, particular interest being acquired and purchase documents. Check the actual project records and registration status rather than relying only on an advertised number.
04How do you verify inherited or ancestral property?
Trace how the property was acquired and each relevant death, succession, partition, release, settlement or will. Identify the applicable succession law, interests and authority of the proposed sellers. Family labels or a certificate alone should not substitute for a supported ownership history.
05Do all legal heirs have to sign the sale deed?
It depends on who owns the interest being sold and whether an owner has validly transferred or authorised that interest. Identify the actual owners and shares from the source of title and succession, rather than treating every relative as a necessary seller or assuming one heir can convey the whole property.
06What should be checked when the property is mortgaged?
Examine the mortgage and lender’s requirements, custody of originals, proposed repayment and release arrangements, and applicable registration or charge records. Loan repayment, return of originals and the formal discharge of a recorded security interest are distinct matters. Set out the sequence and evidence required for completion.
04Your opinion & remote purchase
01What does the written title opinion contain?
It identifies the property and proposed transaction, documents and searches relied upon, ownership history, seller authority, encumbrances and discrepancies. It records missing evidence, qualifications and conditions to satisfy before proceeding, with recommended next steps. It is reasoned advice within an agreed scope, not an assurance that no undiscoverable claim can arise.
02The bank approved my loan. Do I need another legal opinion?
Check the scope and reliance terms of the lender’s report and whether it is available to you. A lender commissions advice for its own lending decision. Your purchase may raise additional questions about contractual terms, access, possession, retained rights or missing documents. Avoid assuming either that bank scrutiny is worthless or that it answers every buyer concern.
03Does title verification include measuring boundaries or inspecting the building?
Legal document review does not itself establish physical measurements or structural condition. Where needed, agree separate survey, inspection or engineering work and reconcile the resulting evidence with the documents. The engagement should identify who is responsible for each task.
04Can an NRI or OCI obtain a Coimbatore title opinion remotely?
Yes, initial instructions and document review can be coordinated remotely. Acquisition eligibility, property classification, payment route and any overseas power of attorney require attention. Purchase and inheritance are treated differently under the applicable foreign-exchange rules; NRI or OCI status does not make all agricultural, plantation or farmhouse purchases generally permitted.
05Can a seller sign through a power of attorney?
Examine the principal’s title, the precise powers, continuing authority and applicable execution, authentication and registration requirements. The agent must have authority for the proposed acts. A power of attorney is authority to act within its terms; it does not itself transfer ownership.
06Can you help with the agreement and sale deed after verification?
The findings can inform the conditions, property description, payment sequence, discharge requirements and possession terms in the purchase documents. Agreement review, drafting and registration-related work should be expressly included or separately agreed. Update the advice if the transaction or material evidence changes.
