Property dispute lawyers in Tamil Nadu
What is happening to your property right now? You may be facing a title challenge, loss of possession, a family share dispute, a suspicious deed, a boundary conflict or an urgent transfer. We begin with your immediate problem, then identify the evidence, remedy and forum that fit it.
You can speak with Aadhan Law Associates about property disputes anywhere in Tamil Nadu. Our primary office is in Coimbatore, and your first discussion can begin remotely with a focused set of records and a clear account of what has changed.
Tell us first if time is short. Has possession changed? Is construction, demolition or registration imminent? Has an unexpected deed appeared? Is there a hearing or notice deadline?
Let us identify your real dispute
Title, possession, partition or boundary: what needs to be solved first?
You may call it a property dispute, but your legal problem could be ownership, possession, your share, a disputed document, an incomplete transaction or the identity of the land itself. Your answer changes what we should ask for and what relief you may need.
Is someone denying that the property is yours?
We trace how you acquired your right, what the earlier title chain shows, and which deed, succession event or competing instrument is creating the conflict.
Are you being excluded, obstructed or dispossessed?
Your ownership and your physical control are different questions. When possession changed, who occupies the property now and what proves your earlier possession can alter your remedy.
Is a family member refusing to recognise your share?
We identify how the property was acquired, the succession that followed, and whether any earlier partition, release or transfer changes the share you can claim.
Has a deed or power of attorney appeared against you?
We identify the exact problem: forged execution, lack of authority, fraud, a transfer beyond someone’s share or execution by a person who did not own the right transferred.
Do your deed, survey record and ground position conflict?
We reconcile your survey number, subdivision, extent, boundaries, municipal description and physical features before asking a court to protect an identifiable property.
Has your buyer or seller refused to complete the transaction?
Your agreement, payment history and performance record determine whether you should consider completion, refund, compensation or protection against another transfer.
What result do you need?
Your remedy must protect the right that is actually under threat.
Do you need the court to declare your title, restore possession, cancel an instrument, divide a share, enforce an agreement or stop an immediate act? We match the relief to your title position, possession and present risk.
How each party says rights moved through deeds, succession, partition or decree.
Whether survey, subdivision, extent and boundaries describe the same land.
Who controls the property now, how that began and what proves it.
What is changing now and what an effective order would need to protect.
Complete legal position Right relief · correct parties · proper forum · usable evidence
Is possession established, is the property identifiable, and is there a genuine rival title cloud?
An injunction may be sufficient in an appropriate case.
How and when was possession lost, and what basis does the occupier assert?
Recovery of possession with consequential relief as required.
What do both title chains show, who is in possession, and who must be joined?
Declaration and possession, with consequential injunction where appropriate.
Who executed it, what authority existed, how does it affect the claimant and when was it discovered?
Declaration, cancellation or other instrument-specific relief may be required.
How was it acquired, what succession followed, and were there prior releases, partitions or transfers?
Share determination, partition, accounts or connected relief depending on the record.
When your timing changes the strategy
Is something about to happen to your property?
Tell us exactly what may happen and when. A scheduled registration is different from a general fear of sale. Construction already underway is different from a future threat. If you have already lost possession, your next step may be different again.
Deeds, powers of attorney and alleged fraud
Has a deed or power of attorney appeared against your property?
A registered instrument is important evidence and cannot be dismissed merely because another party calls it fraudulent. Equally, registration is not a State guarantee of title. In Samiullah v. State of Bihar, decided on 7 November 2025, the Supreme Court explained that the Registration Act registers documents rather than guaranteeing ownership, and described the existing system as one of presumptive title.
If a sale deed, settlement, release, confirmation deed or power of attorney is disputed, the instrument should be obtained first. The complaint must then be identified precisely: forged execution, lack of authority, fraud or misrepresentation, transfer beyond the executant’s share, an earlier transfer, incapacity or another alleged legal defect.
Sections 31 and 34 of the Specific Relief Act address cancellation of instruments and declaratory relief. Which relief applies depends on who executed the document, whether the claimant is bound by it, how it affects the claimed right and what consequential relief is needed.

What do your documents prove, and what do they not prove?
Your deed, EC, patta, survey material and possession records do not all answer the same question. We show you what each record supports, what it cannot establish by itself, and whether every description points to the same property.
Current and parent title deeds
Trace acquisition, authority, property description and the chain through which the claimed right reached the present party.
Encumbrance Certificate
Shows indexed registered transactions within the searched particulars and period. It is not a complete litigation search and does not reveal every unregistered claim.
Patta, Chitta, A-Register and TSLR
Help with recorded holder, classification, extent and subdivision. They are relevant records, but they do not by themselves conclusively decide civil title.
FMB and survey material
Important where the dispute concerns subdivision, overlap, boundary or physical identity. The sketch still has to be reconciled with the deed and ground position.
Possession and occupation material
Tax, utility, rent, access, cultivation, photographs and correspondence may help explain actual use and control when considered in context.
Succession and family records
Death certificates, wills where relevant, relationship material, earlier partitions, releases and settlements may decide whether an asserted share exists.
Pleadings, notices and orders
Prior statements, undertakings and court orders can restrict later positions. Connected proceedings should be disclosed even if withdrawn or disposed of.
Current site evidence
Dated photographs, video, location material, access records and witness information help show what is happening now, particularly in urgent situations.
Tamil Nadu land-record and registration services can supply current revenue, survey and encumbrance material. Online availability does not decide the legal effect of the record or correct an underlying mismatch.
How we prepare the matter
We turn your property history into a case you can understand and use.
You may have hundreds of pages, family recollections and inconsistent property descriptions. We organise them into your chronology, title position, possession record, legal objective and the evidence needed to support it.

- 01
Identify the property precisely.
Reconcile survey, subdivision, extent, boundaries, municipal description and present physical identity.
- 02
Reconstruct title and possession separately.
Trace the legal chain, then map who occupied, cultivated, rented or controlled the property and when.
- 03
Test the competing case.
Read rival deeds, revenue entries, family claims, agreements and earlier proceedings as part of the matter.
- 04
Choose the minimum complete relief.
Identify the correct parties, valuation, court fee, jurisdiction, limitation and relief required by the facts.
- 05
Plan beyond the first order.
Consider proof, final decree, execution, handover, survey, registration and record changes from the beginning.
Complex property disputes · NRI & OCI clients
Manage your Tamil Nadu property dispute from where you live.
If your dispute involves valuable land, several properties, a business asset, a contested family estate or an unexpected instrument, you need more than document forwarding. You need one coordinated view of title, possession, risk, evidence and the next legal step.

How we coordinate the work
You receive a disciplined matter record, direct strategic communication and a plan built around your risk.
Private first assessmentYour core documents, commercial exposure and urgent risk are reviewed alongside the relevant ownership history.
Indexed digital case fileYour title chain, disputed instruments, possession evidence and proceedings are organised so you can see what is missing.
Clear local authorityYou know who is authorised locally, what they may do, and which decisions remain with you.
Scheduled updates across time zonesYou receive defined next steps and decision points with clear arrangements for local assistance and any required travel.
Fees, time and limitation
What could your matter cost, and how long could it take?
Professional scope changes with the number of properties and parties, the state of the title record, document volume, urgency, forum, interim applications, survey or commissioner work, evidence, trial, appeal and execution. A title reconstruction is a different engagement from conducting a multi-party suit through evidence.
Limitation is remedy-specific. Declaration, cancellation, possession and agreement-enforcement claims can have different statutory starting points. Repeated demands do not safely restart time. Record when the adverse event occurred and when it first came to your knowledge.
We do not promise a fixed completion date for contested litigation. We can define the current stage, immediate next steps, records still required and the professional scope being accepted.
Your questions, answered directly
What would you like to know before we speak?
Open the question closest to yours. When you open another answer, the previous one will close so you can stay focused on one issue at a time.
If your situation is urgent, tell us the date or threatened act in your first message.
01How do you resolve a property dispute in Tamil Nadu?
We first identify your property, reconstruct both title claims, record who is in possession and clarify the result you need. Your next step may be a notice, negotiation, evidence preservation, a revenue or registration proceeding, or a civil suit for declaration, possession, cancellation, partition or injunction. The correct court and relief depend on the property, value, parties and facts.
02What should I send for my first property dispute review?
Send the document under which you claim, the disputed document if you have it, a short chronology, property identifiers, current possession details and every notice, pleading or order. If records are missing, send the registration particulars, survey number, patta number or other identifiers you know.
03Is my patta enough to prove that I own the land?
Patta is relevant, but it does not by itself conclusively decide your civil title. We read it with your title deeds, succession or transfer history, survey identity, possession evidence and any competing records.
04Can you help me stop an urgent sale, construction or dispossession?
Urgent interim protection may be available if your facts and evidence support it, but filing an application does not itself create a stay. Tell us what is about to happen, when it may happen, who is involved and what records show your right and present possession.
05What if the other side has a registered sale deed?
A registered deed is important evidence of a recorded transaction, but registration does not guarantee that the transferor owned the complete right or had authority to transfer it. We examine the instrument, the transferor’s rights, execution, authority and earlier title record together.
06What if a deed or power of attorney affecting my property is forged or unauthorised?
Send the complete instrument and tell us when and how you discovered it. We identify the precise defect, how it affects your right and whether you may need declaration, cancellation or other civil relief. If your facts independently disclose a cognizable offence, a separate criminal law assessment may also be required.
07Can I manage my Tamil Nadu property dispute while living abroad?
Yes, your first assessment and document review can usually begin remotely. We can organise your records, coordinate defined local steps and plan communication around your time zone. A carefully limited power of attorney may help with specific acts, but it does not automatically replace your evidence or every required appearance.
08How long could my property case take?
Your timeline depends on the relief, number of parties, service, disputed documents, survey or commissioner work, evidence, settlement and appeals. After reviewing the papers, we can explain the present stage, the next step and the factors likely to affect progress. A completion date cannot be guaranteed.
09Should I make a police complaint about my property dispute?
Not every property disagreement is a criminal case. If your facts involve alleged forgery, cheating, trespass or other cognizable conduct, you may need a separate criminal law assessment. Questions about your title, share, possession and document validity may still require civil adjudication.
