Patta correction, appeals and land record disputes in Tamil Nadu

A wrong name, survey detail or classification can hold up a sale, loan or family arrangement. The right step depends on whether the problem is the record, the boundary or ownership itself.

We review the order and the papers behind the entry, then explain which remedy needs examination. If a notice or decision has arrived, tell us its date first.

The first distinction

One mismatch.
Different remedies.

  1. Record correctionCheck the entry, underlying deed and order.
  2. Survey findingIdentify the notice, land and boundary procedure.
  3. Ownership disputeConsider the civil court route before record changes.
A patta is part of the evidence. It does not settle a contested ownership claim by itself.

An order has been passed

Keep the order and the date you received it.

Different patta, revenue and survey proceedings can have different routes and time limits. Identify the law mentioned in the decision before deciding whether to appeal or seek revision.

Patta Pass Book Rules, 1987

Appeal and revision periods depend on the order.

For an order under the Tamil Nadu Patta Pass Book Act, Rule 14 provides a 30-day appeal period from receipt of the Tahsildar's order. Rule 15 provides a 90-day period for an application for revision. The scope and possible delay provisions require examination.

Read Rules 14 and 15
Other revenue and survey routes

Do not apply one deadline to every land-record dispute.

The Commissionerate describes an appeal and revision process under Revenue Standing Order 31 with different periods. A survey or boundary determination may follow separate law. Send the signed order, notice and receipt date before relying on a general period.

Official digital land records

Check the current record and its available transfer history.

Tamil Nadu launched two additional land-record services on 4 March 2026. Compare the online output with your title deeds and prior records. An online entry does not by itself resolve ownership or show why an authority passed an order.

Integrated Land Record

Read the rights, chitta and FMB together.

The Integrated Land Record combines the available textual record of rights, chitta details and Field Measurement Book material in one digital record.

History of Patta Transfer

Trace available online patta transfers from 2016.

For private lands, the service provides details of patta transfers carried out online from 2016 onwards for a specified survey number. Earlier or offline changes may need separate enquiries.

Choose the correct starting point

What changed, and what is actually disputed?

Sometimes more than one track is involved. An administrative correction cannot replace proof of title, and a title suit does not remove the need to identify the property accurately.

01 / Record question

The entry is wrong

A name, transfer, extent or subdivision detail differs from the deed or earlier record. The first question is what changed, on whose application, and after which notice or order.

Compare the application, prior and current entries, and the underlying title papers.
02 / Record question

The boundary is disputed

A survey finding or map does not match the deed schedule or what is on the ground. The survey notice, determination and land identity need separate attention.

Identify the survey procedure and any applicable objection or civil remedy.
03 / Record question

Someone else claims ownership

An heir, neighbour or purchaser asserts a competing right. A revenue entry cannot resolve a genuine dispute over title simply by changing the name.

Assess civil declaration or other relief, and then the record consequence.

How the assessment works

Read the order with the land history.

The relief should follow the document that created or changed the right, the exact land described and the process that produced the current entry. We distinguish what can be requested from an authority from what a court must decide.

The first review produces a discrepancy list: which document says what, who made the challenged change, who received notice, and what remains contested. We then identify the order or application to address and the evidence needed for that route. Drafting, representation and connected civil work are scoped after that assessment; the enquiry rules matter.

  1. Identify the land

Match the village, survey or town-survey number, subdivision, extent and boundaries across deeds, extracts and available survey material.

  2. Reconstruct the change

Read the application, notice, enquiry and order. Record who was heard, what evidence was considered and the date you received the decision.

  3. Separate rights from records

Test the underlying sale, partition, inheritance or other source of title. Identify whether the revenue authority can address the entry or the ownership dispute belongs in civil court.

  4. Plan the next instruction

Agree the scope of a correction application, response, challenge, civil claim or urgent possession-related step after reviewing the actual papers.

What a patta can establish

The entry is evidence. The ownership question may go further.

The Tamil Nadu Patta Pass Book framework permits correction after the prescribed process. Where the parties genuinely contest ownership or succession, the competent civil court determines that dispute. The revenue record can then be updated in line with the decree.

A survey challenge may follow a different notice and statutory route. We do not assign an appeal forum or deadline until the actual order and applicable procedure are checked.

Before you act

Send the decision, not just a screenshot of the entry.

The order, notice, date of service and prior application show which questions are still open and which procedure may apply.

The next step depends on the paper

Four situations that call for different work.

The current online extract shows the result, but it rarely explains how the entry arose. The application, notice and decision often determine the first useful instruction.

01 / Entry changed

Your name or extent changed without an explanation.

Compare earlier extracts with the current entry and ask for the application, mutation order and proof of notice. A correction request may be appropriate for an error; a contested claim to the land calls for a different remedy.

Bring: old and new entries, deed, application or acknowledgment, and any notice.

02 / Family transfer

An heir is missing or another heir objects.

Identify the predecessor’s title, death and succession documents, any partition or release, and each interested person’s position. A record change cannot itself settle a disputed share or inheritance right.

Bring: parent deed, family or succession papers, prior patta and the objection.

03 / Survey finding

The mapped boundary and occupation do not align.

Read the field measurement or town-survey material beside the deed schedule and ground position. The notice and determination show whether a survey objection, statutory challenge or civil claim needs examination.

Bring: survey notice, sketch, order, deed schedule and photographs if available.

04 / Sale pending

A buyer or lender has raised the discrepancy.

Do not ask the seller to rewrite a schedule simply to match a current extract. Establish the land identity and title chain first; the transaction may also need a separate title review before a deed is agreed.

Bring: proposed deed or agreement, title chain and the precise objection raised.

Start with what you have

Documents for the first review.

You can begin without a complete file. Mark missing originals and explain how you obtained the current extract. For an overseas owner, we will identify which later step may need a lawful agent, originals or local participation.

Share sensitive identity documents through an agreed private channel after the scope is discussed.

  • Current and earlier patta, chitta or relevant land extracts
  • Title deed, parent deeds and available encumbrance information
  • Survey/FMB or town-survey material and subdivision papers
  • Application, acknowledgment, notice and order with dates
  • Succession, partition or release papers, if relevant
  • Possession evidence, tax records and a short chronology

Common first questions

Understand the route before filing.

These answers explain the starting distinction; the exact remedy follows the papers and current Tamil Nadu procedure.

Does a patta prove that I own the land?

A patta entry is relevant and may be prima facie evidence of the recorded title, but it is rebuttable. A genuine dispute between competing owners is decided by a competent civil court, not by the revenue official changing the entry alone.

Can an inheritance-related patta entry be corrected?

The answer depends on the succession papers and whether all interested people agree. If the proposed change requires deciding contested inheritance or ownership, a civil court order may be necessary before the record is changed.

The survey number or extent is different. Is a new deed enough?

Do not change the deed wording until the discrepancy is understood. Compare the title schedule, old and current land records, subdivision and survey material. A clerical correction, survey procedure, proper rectification instrument or contested-title remedy may be required.

I received a patta or survey order. How soon should I respond?

Send the order, notice and date of receipt promptly. The forum and time limit depend on the actual decision, governing procedure and current rules. A general deadline stated without those papers could be misleading.

Can an advocate represent me at a Tahsildar patta enquiry?

Rule 4(3) of the Tamil Nadu Patta Pass Book Rules restricts a legal practitioner appearing in a professional capacity at the specified summary enquiry. We can review the papers and advise on preparation and the appropriate lawful route; representation depends on the forum and procedure.

Can I start the review while I am outside India?

Yes. Available scans can support an initial document review. The selected process may later require originals, a local application, an authorised agent or personal participation. We identify those requirements after checking the records and proposed step.
